Modern Living Tokyo is seeking a dedicated Maintenance Staff member to join our Operations & Maintenance team. You will be responsible for the upkeep and repair of our 20+ furnished apartments and sharehouses across Tokyo, ensuring all properties meet our high standards for international residents. This role is essential to maintaining tenant satisfaction and property value in our growing portfolio.
Your day-to-day responsibilities will include conducting regular inspections, performing preventive maintenance, responding to maintenance requests from tenants, coordinating with contractors and service providers, and documenting all maintenance activities. You will work with both English and Japanese-speaking residents, requiring excellent communication skills and cultural sensitivity. This is a hands-on position that combines technical skills with customer service in our dynamic, international work environment.

• High school diploma or equivalent; vocational training in maintenance, HVAC, plumbing, or electrical work is preferred • At least 2 years of hands-on maintenance experience in residential or property management settings • Valid Japanese driver's license (required for site visits across Tokyo) • Basic proficiency in English (conversational level) and fluent Japanese (both verbal and written) • Strong problem-solving skills and ability to diagnose and repair common household issues • Physical fitness to perform manual work, climbing stairs, and lifting equipment • Excellent time management and ability to prioritize multiple maintenance requests • Knowledge of Tokyo building codes and rental property regulations • Reliable, punctual, and professional attitude with customer-focused mindset • Ability to work independently and coordinate with external contractors
