Can I rent a Tokyo share house without a Japanese guarantor?

Yes. Modern Living Tokyo does not require a Japanese guarantor, an emergency contact in Japan, or a Japanese credit check. A passport, valid visa, and basic proof of income or savings are enough.

Do I need to be in Japan to book?

No — we regularly house residents who book from overseas. Contracts are digital, deposits can be paid by international bank transfer or card, and we'll send move-in instructions before you fly.

What visa types are accepted?

Any valid Japanese visa is accepted: student, working holiday, work, specified skilled worker, dependent, spouse, or permanent resident. We also accept residents on a temporary visitor status for stays up to 90 days.

Is English spoken at the house and in the contract?

Yes. All contracts are issued in both English and Japanese, and our support team speaks English, Japanese, Chinese, Korean, and French. You never need to navigate Japanese paperwork alone.
