Do I need a guarantor to rent a furnished apartment in Tokyo?

No. Unlike traditional Japanese rentals, Modern Living Tokyo does not require a Japanese guarantor, key money, or agency fees. We accept international residents with a valid passport, visa, and proof of income or sufficient savings.

How long can I rent a furnished apartment in Tokyo for?

Minimum stay is usually 1 month for our monthly apartments, and most residents stay between 3 months and 2 years. Long-term contracts of 2+ years are also available, and many residents extend or move between our properties as their plans evolve.

How soon can I move into a furnished apartment?

You can choose a move-in date from tomorrow onward. We review every booking within 1–2 business days; once your contract is signed and your move-in invoice is paid, your keys are ready on your move-in date. Check the availability date on each listing.

Every Modern Living Tokyo apartment includes furniture (bed, desk, wardrobe, lighting), kitchen appliances (fridge, microwave, induction stove), a washing machine and high-speed Wi-Fi. Electricity, water and gas are covered by a fixed monthly utility fee, and apartments have a ¥3,000/month building maintenance fee. Linens and basic kitchenware are available on request. Each listing shows the rent and every monthly fee before you book.

How does a furnished apartment compare to a hotel for a 1-month stay in Tokyo?

A Tokyo business hotel typically costs ¥10,000-¥30,000 per night, which adds up to ¥300,000-¥900,000 for a one-month stay. A Modern Living Tokyo furnished apartment for the same period ranges from ¥80,000 to ¥250,000 in rent, plus fixed monthly utility and maintenance fees, and includes a kitchen, washing machine, and a separate working space. For any stay of a month or more, a furnished apartment is the more comfortable and cheaper option.

Can foreigners on a tourist visa rent a furnished apartment in Tokyo?

Yes. Modern Living Tokyo accepts tourist-visa holders for short-term stays (typically up to 90 days). For longer stays, we accept residents on student visas, working visas, working-holiday visas, and any other valid Japan visa. We do not require a Japanese guarantor or a residence card — a passport plus proof of income or sufficient savings is enough.

What payment methods do you accept?

We accept credit card (Visa, Mastercard, AmEx), debit card, PayPal, Wise transfer, Japanese bank transfer (Mitsubishi UFJ) and, in some buildings, PayPay. Cash is not accepted for online bookings. Most international residents pay via credit card or Wise to avoid exchange-rate losses. Reservation fees can be paid online from outside Japan before you arrive.

Are pets allowed in your furnished apartments?

Some of our buildings are pet-friendly and accept small dogs or cats. Pet policy is shown on each individual listing along with any applicable pet fee. If a pet-friendly stay is essential, message us before booking and we'll filter available units for you.

What happens if I need to extend my stay?

Extending is simple — message us at any time before your contract ends and we'll extend on a month-to-month basis at the same rate, as long as the unit is available. No re-paperwork, no re-application. If your current unit is reserved by another resident, we'll help you transfer to a comparable one in the same area.

Are your furnished apartments suitable for couples or families?

Yes. We have one-bedroom and two-bedroom apartments suitable for couples and small families, as well as larger furnished apartments in family-friendly wards like Setagaya, Meguro and Bunkyo. Most apartments accept up to 2 adults at the listed rent; additional residents incur a small surcharge shown on the listing.
