You don't need a guarantor. Unlike traditional Japanese rentals, Modern Living Tokyo share houses require no Japanese guarantor, no key money and no agency fee. There is a refundable security deposit of one month's rent. We accept international residents with a valid passport, visa, and proof of income or sufficient savings. Upfront you pay a reservation fee (credited to your move-in invoice), then the security deposit, the first month's rent (prorated) and any one-time fees shown in the booking breakdown.

What happens if I want to leave the share house earlier than planned?

If you have not given notice by 30 days before your contract end date, your contract continues month to month, and from then on you can leave with 30 days' notice (15 days for contracts of one month or less). Leaving before your contract end date, or with shorter notice, incurs early-termination or short-notice charges as set out in your contract. Your security deposit is refunded after a final room inspection, less any deductions.
