Every Modern Living Tokyo furnished apartment includes **complete furniture + complete appliances + all utilities + Wi-Fi + cleaning supplies** as a baseline. Below is the full standard inclusion list by room.

- Desk + chair (in 1K units the desk often doubles as a workspace)

- Curtains (blackout where the unit faces a bright street)
- Pillows + blankets (bedding sheets optional add-on — see below)
### Kitchen
- Refrigerator (small for 1K, larger for 1LDK/family units)
- Induction stove (2-burner standard)
- Microwave
- Electric kettle
- Rice cooker (in most units)
- Toaster (most units)
- Cookware: pot, frying pan, basic utensils, knife, cutting board
- Plates, bowls, cups, chopsticks, cutlery (set for 2 in standard units, set for 4 in family units)

## What about cleaning between residents?
Every apartment is **professionally deep-cleaned** between residents — including:
- Steam-cleaning bedding and curtains
- Bathroom and kitchen sanitization
- Floor cleaning + carpet vacuum (if applicable)

- Linens and towels replaced (where applicable)
- Inventory verified against unit checklist
You arrive to a hotel-clean apartment. Modern Living Tokyo's housekeeping team handles this; you don't pay separately.
## What about ongoing maintenance?
Anything that breaks during your stay — appliance, plumbing, AC, Wi-Fi — is fixed at **no cost to you** as long as it's normal wear. Just message via WhatsApp or LINE and our maintenance team coordinates. Most issues are resolved within 24-48 hours.
If you accidentally break something (TV screen, glass, etc.), there's typically a damage charge listed in the rental agreement.
## Is there anything specifically excluded that surprises people?
A few things newcomers expect but aren't included:
- **Daily/weekly cleaning service** — you keep your apartment clean (we deep-clean only between residents)
- **Linen service** — you wash your own sheets (in-unit washing machine provided)
- **Concierge** — single-staff buildings may not have a 24/7 front desk
