This guide walks through every potential hidden cost so you can ask the right questions before signing anything.

## What are the most common hidden costs in Tokyo furnished apartments?
Across the Tokyo furnished apartment market, the costs that surprise renters most often are:
1. **Utility surcharges above an arbitrary cap** (electricity, water, gas)
2. **Wi-Fi setup fees** charged separately from monthly rent
3. **Cleaning fees** deducted from deposit on move-out
4. **Bedding rental** mandatory but priced separately

## How do utility caps work as hidden costs?
Many Tokyo furnished apartment operators say "utilities included" but cap them at a low level (e.g., ¥8,000/month combined for electric/water/gas). Anything above that is charged at retail rates.
In a typical Tokyo apartment:
- **Summer air-conditioning** alone can use ¥10,000-¥15,000/month in electricity

## What about short-term fees?
Some operators charge a "short-term fee" if you stay less than 3 or 6 months — sometimes 10-20% above the standard monthly rate.
Modern Living Tokyo applies a small short-term fee (~¥3,000/month) only on share-house contracts under 3 months, not apartments. Even then, it's shown transparently before you book. Most apartments have **no short-term fee** — pay the same monthly rate whether you stay 1 month or 2 years.
## What about early termination?
Many "monthly" furnished apartments actually require a 3-6 month minimum commitment, with a heavy penalty if you leave earlier (sometimes the entire remaining contract value).
Modern Living Tokyo standard: **30-day notice to leave, no penalty** on most units. Some larger units (1LDK+) have a 3-month minimum but no penalty after that. The terms are stated on each listing.
## How do I make sure I'm getting a transparent operator?
When evaluating any Tokyo furnished apartment listing, ask the operator in writing:
1. "Is the monthly rate I see ALL-INCLUSIVE, or are there separate charges for utilities, Wi-Fi, or cleaning?"
2. "Are there any one-time fees beyond reservation fee and first month's rent?"
